What you can build on this land?

1. Ethno and touristic building with the following facilities:

  • Accommodation building (like hotel, motel or villa) with basic amenities (reception, depositories etc.)

  • restaurant with traditional kitchen, various tasting room (wines, oils, smoked ham, cheese and other. )

  • a building with souvenir sale space and presentation of traditional way of life and work, in the building can also be organized galleries or ethno museums

2. The contents of the previous paragraph must create an architectural-urbanistic whole of uniform volumes, materials, colors and other technical and aesthetic elements.

3. The total area of tourist point must not exceed 2ha.

4. The maximum building of the formed surfaces is 0,3.

5. The building may have no more than two storeys and, if necessary, a basement part as a tavern

6. The unbuilt part of the cadastral plot must be arranged of which 20% of the plot must be greened.

7. The complex must be connected to all infrastructure and utility systems. If there is no possibility for the complex to have connections on public infrastructure and utility systems it has to ensure its own electricity, water supply and drainage systems.
Vehicular access to the complex is a must.

8. Vehicles are parked inside the building plot on surfaces that have to be covered

9. The maximum capacity of facilities is 20 beds.

10. Ethno and touristic structure can be formed along the agricultural household as a supplementary activity.
